Builder plots 40-home development

A builder is constructing a residential development on about 45 acres of farmland in the area.

Jim Tibbe Homes, a Wyoming-based homebuilder, recently said it's building the 40-lot residential development 43 North in Rockford, on Wolven Avenue, between 10 Mile and 11 Mile Road NE.

Jim Tibbe Homes has broken ground and begun road construction, with plans to have a house ready for the Spring Parade of Homes in 2015, along with the construction of pre-sold builds for custom homes on sold lots.

Carolyn Timmer, a spokesperson for Jim Tibbe Homes, said 43 North is in a good location, due to its proximity to U.S. 131 and downtown Rockford, which has a number of shops, businesses and community activities.

Its location in Rockford’s award-winning school district doesn’t hurt either, she added.

“Rockford is such a great community, and we are thrilled our first full development will be going into this area,” Timmer said.

The development name is based on the fact that Rockford is located on the 43rd parallel, and street names will have a tie to Rockford’s founders.

“With the naming, we really wanted to draw upon the whole town . . . and the community pride of its residents,” Timmer said.

The approximately 45-acre property, which was purchased in 2014, is undeveloped farmland.

The homes, which will be on one to two acres, will start at $299,000.

Re-visiting market

“We have worked in Rockford before . . . in Belmont Village Greens, River Isle and select off-site lots,” Timmer said.

“We actually had a special Parade home in Rockford (River Isle near Childsdale Avenue) in the spring, where we collaborated with the Rockford Chamber of Commerce to feature Rockford businesses and experiences in the home.”

“It's exciting for us as a company to be starting our first full development — to be able to design all parts of the development from the front entrance to the street names and signs,” Timmer said.

“We're looking forward to being a part of what is already a great community and creating great environments for people to call home.”
