A developer is planning to construct a pair of buildings in Grand Rapids with space for apartments, dining and retail.
Orion Real Estate Solutions in Grand Rapids, or ORES, wants to construct one mixed-use building and one residential building, or One Fulton Square, on a roughly 1.2-acre parcel in Grand Rapids, at 1 Carlton Ave. SE, at the corner of Fulton Street E.
The four story, mixed-used building would include 3,500 square feet of ground-floor restaurant space, roughly 3,200 square feet of ground-floor retail space and the upper three floors would including 27 apartment units, according to ORES plans submitted to the city.
The three-story residential building would include 47 apartment units: A trio of three-bedroom units; 12 two-bedroom units; 25 one-bedroom units; and seven studio units.
The project would also include about 76 parking spaces.
ORES has been “evolving and improving” the proposed development at the corner for more than a year now and based on “valuable feedback” it’s received from the neighborhood associations and the city zoning department, the firm feels it has “hit the mark with a project that improves the neighborhood on many levels,” said Jason Wheeler, a spokesperson for ORES.
“If all goes well, this will be the second time we’ve taken vacant land and transformed it into a place to live, work and experience the culture of Eastown,” Wheeler said. “We love what we do as developers and creating a concept that the community embraces is our goal.”
ORES and ConceptDesign, an architecture and interior design firm in Grand Rapids, have met with Eastown residents and the Eastown Community Association Development Committee to discuss the project.
Wheeler added that ORES “hopes to deliver a project that acknowledges the community’s input and respects the cares and concerns of the neighborhood.”
The next important step will be a city re-zoning meeting on Aug. 23.
If ORES’ plans are approved at that level, the firm will establish a construction schedule and announce plans for a groundbreaking.
