Mall begins ‘de-malling’ process

A mall in town is slated to be “de-malled.”

CWD Real Estate Investment said this morning that Breton Village mall in Grand Rapids will undergo a multi-phase “de-malling” and renovation project.

Breton Village mall is located at the corner of Breton Road SE and Burton Avenue SE.

The project will make the mall a “fresher, more contemporary and engaging place, where people will gather, shop, dine, stroll and just enjoy the experience,” said Scott Wierda, managing partner of CWD and co-owner of Breton Village.

The project will get underway this month and should finish in the fourth quarter of 2017.

Current Breton Village mall tenants will remain open throughout construction.

The architect and interior designer on the project is Indianapolis-based Rowland Design, which has designed several new phases of construction at Breton Village in the past 15 years.

Grand Rapids-based Triangle Associates is the contractor on the project.

The project consists of four phases:

  • Construction of a new 14,000-square-foot building to house Talbots, Rx Optical and more retail and restaurants along Breton Road SE
  • The second story and roof of the mall will be removed
  • Individual retail spaces will be re-configured and renovated and exterior storefronts will be created
  • Green spaces, seating areas and water features will be created

Wierda said CWD expects three or four new tenants in the new building, which should be completed next March.

Deconstruction and renovation work on the mall is scheduled to begin in the first quarter of 2017.

The first phase of the project will also include the demolition of properties on the southeast corner of Breton Road SE and Burton Avenue SE and 2455 Burton Ave. SE — to help make room for new buildings for restaurant and retail tenants.

Work on the outdoor phase is scheduled for the project's "latter" stage.

Wierda added that said Breton Village has received "tremendous interest" from restaurants and retailers, and the firm expects to announce new additions in "the months ahead."

CWD said previously that Rite Aid is planning to move from Breton Village mall to a new building across the street, along Burton Avenue SE.

Grand Rapids-based CWD is the leasing and property manager for the 220,000-square-foot Breton Village.
