A nonprofit focused on affordable housing has broken ground on a five-story apartment building on the city’s West Side.
The Grand Rapids-based Inner City Christian Federation, or ICCF, started construction last week on the $18.6-million Stockbridge Apartments in Grand Rapids, at 636 First St. NW, next to the Bridge Street Market.
The 64-unit, 71,522-square-foot building will be aim for a LEED Silver certification and feature various elements: 51 affordable and 13 market-rate studio, one-, two- and three-bedroom units; ground-floor commercial space owned and operated by Rockford Construction; and a community space, exercise room and kids room on the ground floor.
The apartments are expected to be ready for leasing at the end of 2019.
Plainfield Township-based Progressive AE is the project’s architect.
Grand Rapids-based Rockford Construction is the contractor on the project.
The majority of project funding comes from Michigan State Housing Development Authority low-income housing tax credits. Other funders include Love Funding, Insite Capital/Chemical Bank, HUD, Grand Rapids Housing Commission, City of Grand Rapids Community Development Department, Federal Home Loan Bank of Indianapolis and Michigan Department of Environmental Quality.
“Over the last several years, we’ve heard clearly from West Side residents and leaders about the need for more housing options that are affordable to low- and very-low-income households,” said Ryan VerWys, president and CEO, Inner City Christian Federation.
“In response to that need, the Stockbridge Apartments are intentionally designed to be a place where people of all walks of life can make a home, a place from which they can contribute to and benefit from the vibrancy of the West Side for years to come.”
Active in the Grand Rapids area since 1974, ICCF serves more than 2,200 households each year.
Program offerings include the Family Haven emergency shelter, 439 units of affordable rental housing, newly constructed homes for purchase, homeownership education and financial counseling.
