Partners begin 80-unit residential project

A local developer has begun construction of a new residential project in the area.

The Townhomes at Two Rivers will be a high-end apartment complex coming to 11519 Boulder Dr. SE in Lowell Township.

Developer Matt McCollum, along with two other partners who comprise Two Rivers Townhome Development LLC, said he saw a need for more lavish rental living in Lowell Township. The project is designed so each unit has less shared entryways and less shared common walls, making it feel more like a single-family home.

The new apartment complex will be geared toward empty-nesters, millennials and families, he said.

The 100,975-square-foot project will include one clubhouse and 80 total units, with 32 of the units on the ground floor for easy entry.

Floor plans include 1,041-square-foot, two-bed and two-bath units; 1,135-square-foot, two-bed and two-bath units; and 1,372-square-foot, three-bed and two-bath units.

Each unit will come with stainless steel appliances, washer and dryer, granite countertops, crown molding, nine-foot-tall ceilings, upgraded lighting packages, Comcast Xfinity, a carport and more, he said.

Community amenities include a clubhouse with large exercise room and package delivery locker system, walking and bike paths to utilize shopping nearby without the need for cars, bike racks onsite and a pet-friendly environment with onsite dog park.

The complex also is across the street from the new Lowell Township Park for more access to outdoor activities and walking paths across the Grand River and nearby Flat River.

The Townhomes at Two Rivers will have its first units available to rent July 2019 and is expected to be fully completed by December, according to the developer. Pre-leasing will open in April or May.

Rohde Construction Company Inc. in Kentwood is the general contractor for the project, working alongside Grand Rapids architect Ghafari/Concept Design Group. Financing is provided by Macatawa Bank. Project cost was not disclosed, but McCollum said it was appraised for $15.1 million.
