U.S. Federal Properties Co., a private, for profit Missouri development firm, has announced it will break ground in April on the new Department of Veterans Affairs outpatient clinic on the campus of Metro Health Village in Wyoming.
The clinic, which will replace the existing VA clinic on Coit Street NE in Grand Rapids, will open in the fall of 2014 and will be a 96,000-square-foot building providing specialty care, mental health, radiology, pharmacy and primary care services. It will have parking for almost 500 cars.
The new clinic is more than double the size of the existing one and will accommodate 18,000 West Michigan veterans annually, with the VA renting the facility from USFP for $4.1 million a year for 20 years, according to the Department of Veterans Affairs. USFP was selected by the Department of Veterans Affairs to develop and own the clinic.

This clinic will provide convenient access to much needed health care services for the men and women of the military who have so ably served our country. We are very pleased that this long‐anticipated project is underway and look forward to the grand opening of the newest addition to our growing village in the fall of next year.”
Manhattan Construction, a national contractor in the health care market, will serve as general contractor and construction manager. Hoefer Wysocki Architects of Kansas City will be the project architect, designing both the building shell and the clinical space, according to USFP.
USFP, based in Kansas City, is owned and led by Dan Carr, Rick Baier and Cathy Baier, who have extensive experience in commercial real estate development. USFP has a portfolio of more than 2 million square feet of commercial real estate projects, comprised of 35 properties in 16 states that are solely leased on behalf of agencies and departments such as the Federal Bureau of Investigation, federal courts, General Services Administration, Environmental Protection Agency, Department of Homeland Security, Department of Veterans Affairs and several others.
